MAGNIFICENT VIEWS FROM PAVILIONS AT PANTOPS

Southern Development is finishing up another strong year, despite a sluggish real estate market.  The local builder and developer has sold over 70 homes in 2010 and is still going strong, according to owner, Frank Ballif.  Pavilions at Pantops, one of Charlottesville's most popular developments, is beginning Phase III.  New Southern Development townhomes will break ground by early January with spring delivery.

Pavilions at Pantops brings convenience and style to its homeowners and was the best selling neighborhood in Charlottesville and Albemarle County in 2009.   Phase III is at the rear of the community and has phenomenal views, according to Rebecca White, Sales Manager for Southern Development at Pavilions at Pantops.   The neighborhood is located across from Starbucks and is convenient to Downtown Charlottesville, shopping and restaurants at Pantops and I-64.  "Some of the homes overlook the ponds with a clear shot of the mountains, not typical of a townhome community so close to town," said White.

The amenities at Pavilions include seven tot lots, a basketball court and new tennis courts coming soon.   The four floor plans available at Pavilions at Pantops include the McIntire, Kensington, Linden and Cargill.   The Kensington, with a first floor master, will be available at $279,000 and the McIntire, Southern Development's most popular model, will also be available in Phase III.

All of the plans feature unfinished basements with plenty of storage space.   All of the homes at Pavilions at Pantops also have front porches and rear decks.   Some will have double front porches.

Included in the price of the homes at Pavilions at Pantops - starting in the $260,000 range - are many upgrades including granite countertops, maple cabinets, hardwood and ceramic floors, HardiPlank exteriors, two-zone heating and air-conditioning systems and much more.   of the eight units underway in Phase III, five are presold.

"We expect quick sales on the remaining units," White said.  "We encourage buyers to check out our homes at our Model Home in Pavilions at Pantops, which is open seven days a week from 11 AM until 6 PM."
